Things to Do when coming up to completion on your Property on the Costa del Sol

Below are a few things that we have learnt by trial and error that needs to be done in the run up and just after completion.

BEFORE COMPLETION

  1. Has your lawyer received a copy of the Habitation Licence? If not do not complete until your lawyer has it for your block or development
  2. Have you arranged to snag the property or arranged an independent company to carry this out?
  3. You need to have an independent person do the snagging DO NOT leave it to the developer, even developers with the best will in the world will not snag it a throughly as someone else.

  4. Make sure you have the correct insurance and finance in place. Search out the best offers don’t just apply for the one you are given.
  5. Has your lawyer contracted the services, for your property? This can take up to two weeks so make sure your lawyer applies so you are not stuck without water or electricity.

WHEN YOU HAVE COMPLETED

  1. After snagging is completed, change your locks. This is a small cost but it is imperative before you furnish your property.
  2. Arrange a clean. This is best done before your furniture is installed.
  3. Arrange furniture delivery, Furniture is best ordered 4-6 weeks before you expect to complete. This gives the furniture supplier ample chance to order your furniture and reserve you a day to install. Also get an idea from you furniture supplier and estimate on how long it will take to deliver and get this in writing.
  4. Organise any extra work you may need done before furnishing eg lights fitted, shower cubicles, extra shelving, air conditioning, painting the property.
  5. Finally check that everything you wanted to have done is finished to your satisfaction.
  6. Organise a management company to maintain your property in perfect condition. There is no point putting effort into finishing your property by furnishing it only to find, that when you next visit all your hard work has been destroyed by a leaking pipe, or worse a flood from your neighbour upstairs.
  7. Finally open up a lovely bottle of wine and enjoy it, while sitting on your terrace enjoying the spanish sun. Relax you deserve it!!!!!!
